Preparing a Maidstone Rental Between Tenants: A Landlord's Guide

Most writing about end of tenancy cleaning addresses tenants looking to lock in their deposit refunds. Many of the Maidstone requests come from landlords and agents with a property staying vacant, a new tenant coming in a few days, and a property left in poor condition.
This guide is addressed to them. It covers the cost of a vacant week, why cleaning between tenancies matters, and how to turn a property around quickly. If you’re looking for the service details, access our Maidstone move-out clean page.
What’s the price for a week between tenants
Rents in Maidstone are constantly increasing. According to ONS figures for April 2026, average monthly rents in the borough were:
| Home | Average monthly rent |
|---|---|
| One bedroom | £911 |
| Two bedrooms | £1,183 |
| Three bedrooms | £1,447 |
| Four or more bedrooms | £1,958 |
That's up around 4% on a year earlier. Across the year, a two-bedroom home brings in about £270 a week, and a three-bedroom home around £330. Every week a property stays vacant while waiting for cleaning means a week off the income.
We see it in the requests we get. In Maidstone, many landlords book late and expect fast cleaning. Typically, they ask for a quote just six days before the day; more than half want it within a week. We had one request for cleaning a vacant three-bedroom house between Monday and Wednesday, before a new tenant moved in.
Why the clean between tenancies matters
How you clean now sets the bar for the next check-out.
Cleaning is the most common reason landlords deduct from deposits. In 2025, it made up nearly three in ten claims handled by the Deposit Protection Service, ahead of damage and rent arrears. But a claim is valid only if there’s a check-in inventory showing how clean the property was. The inventory will say if the next tenant moves into a place that was only half cleaned. Asking for more at the end will be difficult.
The rules around tenancies have also changed. Since the Renters' Rights Act took effect on 1 May 2026, tenancies no longer have a fixed date. So, turnovers aren’t as predictable as they used to be. Having a clear record of the rental’s state whenever tenancies change helps a lot. Protecting the deposit is just as important; if the deposit isn’t protected, a possession claim will stop on most grounds.
When the last tenant left a mess
It can happen. When booking, a Maidstone landlord was straightforward: the tenant moved out and didn’t clean the place thoroughly. It was a three-bedroom house with one bathroom and a downstairs toilet; there was a lot to do before the next occupant could move in.

With such scenarios, we do the same as with all other jobs: run a room by room end of tenancy cleaning:
- Dust every room from ceiling to floors, including skirtings, inside wardrobes and cupboards, and behind and under any furniture that stays;
- Degrease the kitchen, and clean the oven, hob, extractor, fridge, freezer and washing machine drawer inside and out;
- Descale and disinfect bathrooms and toilets. The local water is hard, so descaling is important in Maidstone.
- Clean inside windows, sills and frames and mop the hard floors.
Did the tenant leave belongings or rubbish behind? Relax knowing that we also do house clearances. Plus, we can do the clearance and the clean on the same day. Buzz Maids is a registered waste carrier, so you don't need to worry about where the waste goes. Check out our Maidstone move-out guide to learn about the council’s own bulky waste collection and the Kent recycling centre.
Nearly half the Maidstone requests we get include carpet cleaning. A house left in poor condition needs it. Add it to the move-out clean, and you pay 40% of the standard price for carpet cleaning.
Turning it round quickly
Here's why a clean this week isn’t the same as one waiting until next.
Book as soon as you know the date. While outside the summer peak, same-week slots are typically available; they’re not guaranteed.
Sort access in advance. You don’t have to stay in for the cleaning. In Maidstone, you may leave the keys with the letting agent in town or with an on-site manager; we’ll proceed however you like.
Tell us what's staying. The cleaning duration depends on whether the place is furnished, part-furnished or empty. For reference, we need 4 to 6 hours to complete a two- or three-bedroom home; prices start at £180. A four-bedroom or more takes us 6 to 8 hours, and costs from £250.
Mention anything broken. The team flags any appliances they find not working. You can fix them before the new tenancy starts. However, the clean doesn’t replace a check. Gas and electrical checks are separate.
Don’t want to find the next tenant yourself?
Maidstone Borough Council runs a Private Sector Leasing scheme: it rents homes from private landlords for three to five years to accommodate households temporarily. The council pays a guaranteed monthly rent, manages the property for free, and covers repairs, council tax, and bills. At the end of the term, it returns the home vacant and presentable. Consider this option if you’re between tenancies and tired of the changeover.
A record for the next check-in
At the end of every job, we offer a signed cleaning checklist, an invoice and before-and-after photos. For a landlord, that's a timestamped record of the property’s condition when the new tenant moved in. If there’s a dispute at the end of the tenancy, that’s what you want.

If we’ve missed something the first time, send us photos within 7 days. We’ll come back and put it right for free.
