Not everyone can plan their move-outs two months ahead. Scenarios vary: people break up, get new jobs in a different city, landlords agree to vacate sooner, have to take a new flat in a couple of days or lose it. For us, nearly one in five of the London move-out cleaning requests we get are for a clean two days away.
If this sounds familiar, here’s some good news: you can arrange a move this quickly. The bad news? Some things cannot be pushed in London, as councils and Transport for London operate on fixed notice periods. This guide takes a look at what you can do this week, what extra fees you have, and what cannot be done at short notice. Spend your time on what matters. The clean is the crucial factor for your deposit. Book it as early in the week as you can.
First, check what you're actually leaving
Make sure you know when your tenancy ends before booking anything. Vacating a flat differs from ending a tenancy.
Since 1 May 2026, the Renters' Rights Act turned most private tenancies in England into rolling period tenancies. To end a tenancy, you only need to give your landlord written notice. Even if you move out, you must pay until the end of the notice period. Need to leave sooner? As long as you and your landlord agree on a shorter notice period, you can do it- the Act allows you to. However, you and your landlord must put it in writing.
If you’re leaving early, talking to your landlord or letting agent is invaluable. In London, flats re-rent quickly, and to avoid vacancy, many landlords prefer to have the flat back early so they can find the next tenant. Ask, write down any agreement, and set the date and time of the check-out, and do them all at the same time. Everything else in this guide works back from that date.
Parking for the van: what can and can't be done in a week
Parking is the most challenging part in a move-out on short notice in London. Suspension schemes vary across boroughs. However, most require between seven working days and two weeks to place the warning signs. If it’s less than that, here’s what to expect:
| Situation | What you can do | Example |
|---|---|---|
| Your street has borough bays, and you have three to five working days | Some boroughs offer a faster service at a higher price | Ealing charges £51.90 per bay per day with 3 working days' notice instead of £40.45 with 7. Lambeth's express service for 2 to 5 working days adds a £156.31 charge, and it isn't guaranteed |
| You're inside the normal notice period | Some boroughs accept late applications for a fee | Islington adds £100. Hackney adds £161 and asks why you're applying late. Camden needs at least three days, and its short-notice charge doesn't apply to home moves |
| Your building is on a red route | Not possible at short notice | TfL needs at least six working days and only grants dispensations in exceptional circumstances |
| The load is small | Load from a yellow line, where the rules allow it | Hackney allows continuous loading for domestic removals on single and double yellow lines for up to 40 minutes, unless there are loading restrictions |
When none of these is possible, two options are in place. One is to move on a day and at a time when the street is less busy. For instance, early in the morning, when most people are driving to work, many resident bays are empty. Booking a smaller van and making two trips is another option. Finding a space for a small van is easier than for a 7.5-tonne lorry. Our van parking guide gives you the full picture, including what ten boroughs charge at standard rates.
Furniture you leave behind
While council bulky waste collections are affordable, each borough has a limited number of slots. On a busy week, you might not find a free date when you need it. Meanwhile, never leave furniture on the pavement. Councils treat it as fly-tipping, and anyone who does it is responsible.
Can’t the council collect in time? Hire a licensed waste carrier instead.
If the council can't collect in time, use a licensed waste carrier. Don’t just hand over something to anyone; if they dispose of your household waste for money, they must be registered with the Environment Agency. Check the firm on the agency's public register first. Booking our clean? We can also dispose of unwanted furniture. Buzz Maids is a registered waste carrier and can do it on the same day as the clean. You know where it's going.
The clean: what helps when time is short
The clean is the part of a short-notice move that can make or break your deposit refund. According to the NRLA's report of TDS figures, in the 12 months to March 2025, cleaning was the most frequent cause for deposit disputes that went to formal adjudication with the Tenancy Deposit Scheme. Many of those disputes start because of a rushed cleaning at midnight, done with off-the-counter cleaning products.
Before you ask us for a short-notice clean, please give us the following details too. It will help us answer you faster:
- The date you need, and the time of the check-out. The check-out time impacts how late we can start.
- The postcode, the floor and whether there's a lift. In London, the job includes access and going up the stairs.
- The size of the flat. Number of bedrooms and bathrooms. Are they furnished?
- Whether the carpets need cleaning. Around a third of our London bookings include carpet cleaning. When booked with the clean, carpet cleaning is 40% of its standard price.
- Parking. We need to know whether there's a free space, a visitor permit or a drive. If our team has to use paid parking, we'll put it on the invoice.
- How we'll get in. Did you already move out? Leave us instructions on keys. We can pick them up and return them to your agent, the concierge, or a key safe.
We’re transparent and tell you upfront whether we can make it when you need it. Not doable? You’ll know, so we can arrange other plans while you still have time.
Two things will make our short-notice clean on the day go smoothly. One is an empty flat, or at least as empty as possible. This way, our team will clean more easily and not have to pack. Second, electricity and hot water should be running. So, ask the supplier to close the account after we clean.
The check-out inspection
If the check-out is booked before the clean can be finished, ask the agent to move it. If you do the check-out before the clean, the report will show that the flat was dirty. However, you didn’t leave it that way. The deposit decision is based on the report, though.
Once the clean is completed, take photos and a short video of every cleaned room; make sure the date and time show. Do it whether you’ll be there or not for the check-out inspection. Our cleaning ends with a signed checklist, an invoice and before-and-after photos. Send them all to your agent. Did we miss something? Send us photos within seven days. We’ll return for a free re-clean.
Getting the deposit back quickly
When you vacate at short notice, you often end up paying for two places at once. So, the deposit is more important than usual. Under the government's deposit protection rules, the landlord has 10 days to return the deposit after you both agree on how much you get back. Don’t see eye to eye? Then, the deposit scheme's free dispute service can decide for you. It will take longer, and you need to provide the evidence you collected on the day. The adjudicator uses it to make the decision.
Knowing how much money is on the line is helpful. In London, a five-week deposit on an average rent ranges from about £1,780 in Bexley to more than £4,300 in Kensington and Chelsea. That is the number the clean protects.
A short-notice checklist
| When | What to do |
|---|---|
| Today | Talk to your landlord or agent, agree the leaving date in writing and book the check-out |
| Today | Ask for the cleaning, sending the details listed above |
| Today | Check who runs your street and apply for parking, or plan a fallback |
| Within two days | Arrange the removal and the furniture collection |
| The day before | Take meter readings and tell the council and your energy supplier your leaving date, keeping the power and hot water on until the clean is done |
| Moving day | Furniture out first, then the clean, then your own dated photos and the keys |
