What Moving Out of a Maidstone Rental Costs in 2026

When people ask how much it costs to move out of a rental, they're usually referring to cleaning. However, the final bill means more than the cleaning. It’s also furniture you need to leave behind, the trip to the tip, the parking for the van, and, most of all, the deposit you want back in full.

Based on council charges and local rents, this guide covers them all for Maidstone in 2026. Go to our Maidstone move-out clean page if you only want the cleaning price.

The biggest number: your deposit

With most tenancies, the deposit can't be more than five weeks' rent. The Tenant Fees Act for homes sets this where the annual rent is less than £50,000. Add it to average Maidstone rents from the ONS for April 2026, and here's what's typically on the line:

HomeAverage monthly rentMaximum deposit (five weeks)
One bedroom£911about £1,051
Two bedrooms£1,183about £1,365
Three bedrooms£1,447about £1,670
Four or more bedrooms£1,958about £2,259

That’s the real money involved in moving out. And landlords name cleaning the most when claiming a deposit deduction: in 2025, it made up nearly three in ten deposit claims handled by the Deposit Protection Service. Check out our guide to the Tenant Fees Act and end of tenancy cleaning to learn what a landlord can and can’t charge.

The clean

Professional move-out cleaning in Maidstone starts at £120 for a studio or one-bedroom home; we charge larger homes by the number of bedrooms. Our costs cover all products and equipment, and the job includes the oven, fridge, freezer, and the inside of every cupboard.

Carpet cleaning is the add-on that most often impacts the bill. As most local rented homes are houses with carpeted stairs, landings, and bedrooms, nearly half of the Maidstone requests we get include carpet cleaning. When booked with the clean, clients pay only 40% of the standard carpet-cleaning price.

Deciding whether a clean is a good call comes down to a comparison: the cleaning price set against part of the deposit. We accompany every job with a signed checklist, an invoice and before-and-after photos. All cleans come with a 7-day re-clean guarantee if anything was flagged. This guarantee is for the standard of the clean; it doesn’t guarantee a full deposit refund.

Furniture you leave behind

Maidstone Borough Council collects bulky waste for a fee: £34 for one to four items, or £44 for five to eight. Sofas, armchairs and upholstered chairs carry an extra £5 charge. Cookers, washing machines, and other white goods are £25 for one or £50 for two; you need to book them separately, and fridge and freezer collections are currently suspended. With Council Tax support, you get one collection a year of up to four items for £24; the discount doesn’t apply to white goods. When you book, you have to pay by card. Need to cancel? To get a refund, you have to cancel at least four working days ahead, and the £5 admin fee isn’t refunded.

If you want to remove them all at once, consider our house clearances. Buzz Maids is a registered waste carrier. We can do them on the same day as the clean, if needed.

The tip

While you won’t pay for taking things to the tip yourself, you can’t go without an appointment. You need a booked slot for Kent's household waste recycling centres, including the one at Allington. Book up to a month ahead or on the day. There's a 2m height barrier, and some vehicles require a voucher.

Many people who have already moved out learn one thing by surprise: once you no longer pay Kent council tax, you must pay for a Kent tip visit; it’s £10. Clearing a Maidstone home after moving out of the county? You have two options: do it before your council tax changes or pay the fee.

Parking on moving day

In Maidstone, a business parking permit is £100 for one and only covers vehicles under 3.5 tonnes; APCOA issues contractor permits separately. Based on the contravention, a parking ticket is £50 or £70; pay within 14 days, and you get it at half price. Find links for permits and suspensions in our Maidstone move-out guide.
